Civitas Capital Group (“Civitas”) is a rapidly growing alternative investment manager with approximately $1.3 billion in assets under management1 on behalf of a range of institutions and family offices, as well as more than 1,200 individual investors from over 30 countries. The firm manages investments in commercial real estate, lodging, alternative credit and related asset classes. Civitas seeks an experienced, motivated candidate to join its Lodging Investments group as a senior Analyst or an Associate, depending on experience. The Lodging Investments group is active invests both market-rate and EB-5 capital in select service and limited service hotels in the United States through acquisitions, joint ventures, equity investments and mezzanine lending. The successful candidate will assist senior Lodging Investments personnel with asset management of the firm’s lodging portfolio, including investor and lender reporting. Additional responsibilities will be to assist analysis of new hotel investment opportunities.

Description of Duties

  • Support senior Lodging Investments personnel with asset management of existing and new portfolio hotels
  • Analyze performance of hotels relative to budgets; work with senior members of team and third party management companies to set performance targets and implement operating strategies
  • Review monthly reporting packages with hotel management to confirm accuracy, determine operating trends and prepare reporting packages for management, investors and lenders
  • Work with Accounting team to prepare quarterly and annual financial statements for individual investments and to determine / implement investor distributions
  • Analyze periodic capital expenditure requirements and ROI enhancement opportunities for existing hotel investments
  • Work with Accounting and Investor Relations teams to communicate with investors and other stakeholders on an ongoing basis
  • Analyze and present options for refinancing and / or monetization of hotel assets
  • Assist with underwriting of new hotel investment opportunities

Qualifications

  • Minimum of three years of lodging industry accounting and/or investment experience
  • Thorough knowledge of the U.S. hospitality industry, including structure, terminology, industry-specific revenue and expense categories, and the like
  • Strong analytical skills, with solid understanding of accounting and finance
  • Ability to read and analyze hotel financial statements
  • Strong, demonstrable Excel modeling capability
  • Good interpersonal skills, with ability to interface between hotel operating personnel and investment professionals
  • Strong written and oral communication skills, including the ability to draft reports, investment memoranda, investor presentations and the like, and the ability to present to internal and external audiences on technical subjects
  • Ability and willingness to work under deadlines, including potential late night and weekend obligations
  • Working knowledge of GAAP accounting required
  • Big 4 or other Public Accounting Experience a plus

Language Skills

Strong writing abilities (standard, professional English) are required in this role. Fluency in one or more additional languages, especially Mandarin, Korean, Spanish, or Portuguese, is highly desired but not required.

Background Check

This position involves handling sensitive and confidential information. Prior to the start date and at any time during employment with the Company, the Company may perform a background check. Candidates will be required to grant the Company written permission to conduct such checks as a condition of employment.

Confidentiality / Non-competition Agreement

Successful candidate will be required to enter into an employment agreement with the Company, which agreement shall include provisions related to confidentiality and non-disclosure of certain information, as well as limited non-competition provisions.

Compensation and Benefits

  • This is a full-time, salaried, exempt position located in downtown Dallas, Texas
  • Position will work an average of forty-five hours per week; longer hours may be required at times
  • Compensation will be commensurate with experience, and the position will be bonus-eligible, but any bonuses will be at the discretion of the Company
  • Position will be eligible for Company-paid health insurance premiums, and subsidized premiums for spouse and dependents
  • Position will be eligible for participation in company-sponsored 401(k) retirement plan

Position Summary

As Vice President, EB-5 Operations, you will report to the Chief Operating Officer and lead all strategic and tactical matters related to the EB-5 program firmwide. You will be a business partner and adviser to the COO and other members of the executive team, playing a significant role in developing and implementing processes and technology solutions necessary to achieve the firm’s business goals and objectives. Above all, you must thrive on working in a team-focused and high-growth environment, where the organization’s commitment to its culture and values matter.

Responsibilities

With a relentless focus on enhancing customer experience for the firm’s investors, marketing partners and other stakeholders, supervise all day-to-day EB-5 operational activity firmwide, including but not limited to:

  • Creation of I-526 package for each Civitas EB-5 investment offering, including drafting of comprehensive business plan compliant with Matter of Ho and other applicable requirements, and coordination with other departments to finalize all exhibits (e.g., offering documents, third-party reports, etc.)
  • Creation of I-829 packages for all Civitas EB-5 investments
  • Analysis of TEA qualification and job creation
  • Coordination of reports from, and management of firm’s relationships with, third-party economic consultants
  • Work closely with EB-5 IR Operations team with regards to monitoring, reporting and advocating continuous improvement of the service delivery relationship between Civitas Capital and investors
  • Management of the firm’s relationships with outside immigration counsel
  • Creation and/or review of filings, exhibits, correspondence and other communication with USCIS
  • Regulatory reporting and compliance for 20+ regional centers

Additional responsibilities will include:

  • Serve as point person internally for EB-5 operational coordination with Investments, Asset Management, Investor Relations, Finance & Accounting, and Legal & Compliance departments
  • Support COO with development, documentation and continuous improvement of EB-5 business processes, including but not limited to technology implementations
  • Develop and supervise implementation of new employee training and long-term continuing education program on EB-5 industry trends, legal/regulatory developments, and the like
  • Provide reporting framework and relevant data on EB-5 for management reporting purposes
  • Supervision of direct reports
  • Provide leadership in embracing and representing the company’s corporate culture
  • Provide leadership in process improvement and effective communication across all facets of the organization to build a solid foundation for future growth with the overall goal of operational/compliance excellence, institutional quality and client trust and satisfaction
  • Assist internal and external IT resources in continuing to develop and implement effective business intelligence tools and technology/security solutions related to EB-5
  • Assist COO with development of EB-5 aspects of the annual operating plan and provide forward looking guidance on risks associated with the firm’s EB-5 operational performance
  • Manage EB-5 vendor relationships and selection process
  • Represent the firm at USCIS stakeholder engagement events, EB-5 industry conferences and other events

Qualifications

  • Minimum of five years of EB-5 industry experience
  • Thorough, up-to-date knowledge of the laws, regulations, and policies governing the EB-5 program
  • Ability to read and comprehend existing and proposed legislation, regulations and policies
  • Demonstrate thorough understanding of the operational front-to-back procedures and an ability to define and drive continuous improvement
  • Proactively identifies opportunities to prevent risks with strong risk background/ culture and is able to resolve problems, before the risk occurs
  • Strong, demonstrable business and technical writing skills, including ability to draft or contribute to reports, investment memoranda, presentations and the like
  • Strong, demonstrable oral communication skills, including the ability to present to internal and external audiences on technical aspects of EB-5
  • Demonstrated leadership skills, evidenced by successfully building, motivating, and managing high-performance teams and by effectively working as a partner with other executives and stakeholders
  • Reputation as a team player with a strong work ethic, integrity, candor, and willingness to accept responsibility and accountability for driving issues to resolution
  • Foreign language skills and/or experience working outside the United States are highly valued
