Civitas Capital Group (“Civitas” or the “Company”) is a rapidly growing alternative investment manager with approximately $1.3 billion in assets under management[1] on behalf of a range of institutions and family offices, as well as more than 1,200 individual investors from over 30 countries. The firm manages investments in commercial real estate, lodging, alternative credit and related asset classes. Civitas is seeking a Marketing Associate, who will be responsible for supporting all marketing operations including planning and execution of internal and external marketing programs, event coordination, production of collateral and administrative duties. The ideal candidate will be highly motivated, willing to take initiative, and capable of working cooperatively in a team setting. She or he should also demonstrate strong intellectual curiosity and creativity in problem-solving. The position will report to the Vice President of Marketing, but will also require direct interaction with senior management.

Description of Duties

  • Researches and recommends tradeshow and/or seminar options based on internal goals and strategies
  • Researches and updates competitor database
  • Develops clear understanding of event and/or program strategy and supports the development of detailed execution plan; coordinates with the investor relations team, and vendors to execute plan within time and budget constraints
  • Interfaces with investor relations, marketing, communications, and other departments and/or outside vendors to execute customer/internal marketing plans
  • Researches, outlines, writes, edits, fact checks, and/or proofreads content marketing drafts
  • Measures, records, and presents results of each initiative to the marketing team; recommends changes to improve effectiveness
  • Oversees production of marketing materials; monitors for quality and corporate identity guidelines
  • Maintains marketing library by checking and replenishing inventory
  • Regularly reviews company website content; ensures web content is on-strategy, consistent with corporate identity guidelines, and updates
  • Coordinates the translation of all marketing material including website
  • Interfaces with webmaster to ensure website content is regularly updated
  • Uses the CRM to track relevant company information
  • Performs other related duties as assigned

The firm manages investments in commercial real estate, lodging, alternative credit and related asset classes. The Lodging Investments team at Civitas Capital implements a rigorous methodology of hospitality investment on behalf of third-party investors and is regarded as a world-class private equity manager. Disciplines within the department include new groundup development, hotel acquisitions, active asset management of operating properties within our own portfolio, and reporting to internal and external stakeholders. We actively seek out value-add and institutional quality opportunities. Civitas is seeking an Investment Analyst familiar with Hotel Revenue Management, who will be responsible for assisting the Lodging Investments team with underwriting and asset managing various investment opportunities on behalf of the Company. The ideal candidate will be numerically inclined, highly motivated, willing to take initiative and capable of working cooperatively in a team setting. He or she should also demonstrate strong intellectual curiosity and creativity in problem-solving. The position will report to the Managing Director of Lodging Investments, but will also require direct interaction with all senior management, including the Investment Committee.

Description of Duties

  • Screen and review hospitality real estate investment opportunities, providing a well thought-out initial thesis of transaction feasibility and risks to be utilized by senior management in the decision making process of all facets within hospitality real estate
  • Model detailed financial analyses of hospitality investment opportunities including existing assets, portfolios, lodging investment funds and development opportunities
  • Own and enhance our financial models; organically delivering more diverse auto-analysis and compelling delivery of outputs quantitatively and visually
  • Perform due diligence with respect to the underwriting of potential investments, including gathering, reviewing and researching property, market and legal due diligence matters
  • Draft internal investment memoranda and help present to the Investment Committee
  • Accurate determination and benchmarking of ROI, cap rates, comp set indices, GOP, NOI, DSCR, LTV, RevPAR positioning, and operating ratios
  • Participate in the ongoing asset management and servicing of all investments
  • Implement revenue management strategies and processes, in order to optimize and maximize
    revenues
  • Analyze overall monthly hotel performance and provide summary report with recommendations to improve long term strategies.
  • Incorporate analysis into investment memoranda offering relevant data relationships and visually impactful charts/graphs
  • Conduct quarterly property performance review and develop strategic and tactical action
  • Coordinate with investor relations and marketing personnel to develop investment marketing and offering materials
  • Perform competitive benchmark studies and follow market trends
  • Collaborate and communicate with various departments within the firm, including compliance, asset management and accounting, leading to transaction closing
  • Ad hoc projects as directed

Qualifications

  • Ideal candidate will have one to three years of financial analysis experience in debt and/or equity real estate finance
  • Four-year college degree required
  • Degree in finance, real estate, hospitality or other relevant field preferred but not required
  • Significant writing expertise required; writing sample will be required as part of application process
  • Candidates must have deep experience modeling real estate transactions in Microsoft Excel to maintain and improve complex financial models; analytical samples will be required as part of application process
  • Candidates must be proficient with other Microsoft Office applications, including Word, PowerPoint and Outlook
  • Knowledge of U.S. lodging industry, including trends, brands and financial reporting
  • Familiarity with various research tools and resources is required
  • Good interpersonal skills, with ability to interface between operating personnel and investment professionals
  • Strong written and oral communication skills, including the ability to draft reports, investment memoranda, investor presentations and the like, and the ability to present to internal and external audiences on technical subjects
  • Ability and willingness to work under deadlines, including potential late night and weekend obligations
